Why we do it?

The home renovation space has been extremely fragmented. Homeowners and homebuyers have to deal with four separate industries to make a project come to life. No wonder many people abandon it altogether. The Renophobia is there and is alive. Just ask any realtor how many customers she or he lost because the buyer does not want to bother with such a cumbersome process. PropenCity makes the homeowner and those four industries’ life easier. We aggregate the tools, the content and the data to serve the customer and link them with the right industries ahead of time.

About us

Propencity was born out of the need for homeowners and buyers to share one marketplace. We are part of Kukun. Kukun is a free marketplace where homeowners, lenders, contractors, real estate agents, and retailers meet. As our users’ needs grow, we recognized that the businesses that support do not know how to understand their needs and how to serve them better. Kukun was founded by Raf Howery and Jean-Louis Ledanois in 2014 and Propencity was launched in 2017.

Our Tools

We built our remodeling cost estimator leveraging labor and material costs by zip code. We then built an algorithm that mimics the typical renovation project scoping done by any professional construction firm and added margin for the contractor. The estimator works as if you are asking a construction company to estimate the cost of your project online. The results are vetted by local contractors and validated by users.

Our ROI algorithm is a machine-learning algorithm that leverages data on home sales, building permits and 10 other factors, and it continues to improve as we constantly feed it more data.

Our permit data is collected from the cities, and then scrubbed, normalized and enhanced with more data, such as more accurate costs from our estimator, which are sorted by project and effort. We have spent over three years getting to this stage, and our permit data only grows as we feed it more fresh permits every month.

Contractor data is collected from public and non-public records, and it includes the number of projects they worked on, the average cost, the number of years in business and the aggregate sentiment analysis of their online reviews, all summarized in an easy and digestible way. It is like a credit score for those professionals – delivered in a way that filters out the noise.
